Visuals for land listings

Lot lines, access and build potential drawn onto a parcel, so buyers see what the land could hold.

Selling land that looks empty

Raw land listings often show a few photos of grass and trees and a plat map. Buyers have to imagine the rest. Simple visuals close that gap: the parcel outlined on an aerial photo, the frontage and access marked, and a quick concept of what could be built.

What we make

Parcel outline

Boundary lines, acreage and road frontage drawn on an aerial or drone photo.

Lot split concept

A possible division into homesites, shown on the parcel, for land sold to small builders.

Build-out concept

Simple 3D buildings on the site to show what a buyer could put there.

Keep it honest

A build-out concept is an idea of what might fit, not an approval. We label concept images as concepts, and we suggest you say in the listing that zoning, utilities and approvals are for the buyer to confirm. Lot splits should follow the zoning's minimum lot size; send it if you know it.

What we need

  • The parcel boundary (survey, plat or GIS export)
  • Drone or aerial photos, if you have them
  • Zoning district and minimum lot size, if known
  • What kind of buyer you are targeting

Questions

Can you use county GIS data?

Yes, as a starting point for the outline. GIS lines can be off, so a survey is better when the boundary matters.

How fast can you turn a listing visual around?

Simple outlines are quick; build-out concepts take longer. The quote states the delivery date for your job.

Have a survey or a concept plan? Send the boundary, the lot layout and the views you need, and we'll quote the job.
