Big sites, one picture
A master plan covers hundreds of acres and many years. It has neighborhoods of different housing types, a village center, schools, parks, trails and the roads that tie them together. The challenge is showing all of it in a way people understand at a glance.
We usually combine a high aerial of the whole plan with a few closer views of the places people care about: the main entry, the village center, a typical street and the trail system.
Showing phases
Most master plans are built in phases. A render can show the full build-out, or a sequence of images that adds each phase in turn. Phase images are useful for investors and for residents of the first phase, who want to know what comes next to them.
Village centers and amenities
The places that sell a community are its shared spaces: a clubhouse, a pool, a main street with shops, a lake with a boardwalk. These get eye-level views with more detail, using the architect's plans for the buildings.
How it runs
- You send the master plan, phasing plan and any architecture.
- We agree a set of views and a delivery date in a written quote.
- We build the terrain and the plan, then send grey views to approve.
- Color, landscape and light go on; we take markups and deliver.
Questions
Can you work with an early concept that will change?
Yes. Early concept images are often simpler, which keeps changes cheap. When the plan settles, the model is refined rather than rebuilt.
Do you make maps for wayfinding or brochures?
We make illustrative maps of the plan. Detailed wayfinding signage design is a graphic design job, which we don't offer.
Have a survey or a concept plan? Send the boundary, the lot layout and the views you need, and we'll quote the job.
